Therma-Tru Construction in Corralitos, CA | Timberline Contractors

We provide independent Therma-Tru entry and patio door service across Corralitos and Therma-Tru service in Amesti, from slab swaps to full rough-opening reframes. What makes our Therma-Tru work here different is simple: we’re the only general contractor in the 95019 ZIP who specs every door, sill pan, and flashing detail to Santa Cruz County’s Wildland-Urban Interface review, not to a dealer catalog. If you’re pricing a Therma-Tru replacement or repair in Corralitos, call (866) 253-5808 for a free estimate that accounts for your parcel’s actual fire and drainage exposure.

Why Corralitos Residents Choose Us for Therma-Tru Service

We work with Therma-Tru door systems on rural Santa Cruz County homes week in, week out, including Therma-Tru in Freedom. That means we know the Fiber-Classic, Smooth-Star, Classic-Craft, and Benchmark lines well enough to tell you within five minutes whether a door is worth saving or should be replaced outright. Nelson Fung, our owner and general contractor, learned the trade at Los Angeles Trade-Technical College and spent years swinging hammers before founding Timberline Contractors, so he’ll give you the same straight answer he’d give a neighbor: exactly where OEM parts make sense, and exactly where a cheaper aftermarket option will cost you twice in three Corralitos winters.

We’re independent, and we say so plainly. We’re not authorized by Therma-Tru and don’t pretend to be. That independence is the point. It lets us spec the door, frame, sill pan, and ignition-resistant detailing to your actual parcel exposure instead of pushing whatever a distributor needs to move this quarter. For more on our broader Therma-Tru sales & service work, see our brand page. For now, if you live anywhere in the Corralitos service area, we can put eyes on your existing door and tell you what it actually needs.

Common Therma-Tru Construction Problems We Solve in Corralitos

  • Bottom rails rotted from missing sill pans. This is the most common failure we open up after an atmospheric-river winter. On older Corralitos ranch houses and redwood-sided cabins, the original Therma-Tru door was often hung without an integrated sill pan, so water wicks into the bottom rail with every storm. By the time the door sticks or the sweep falls off, the rail is soft. We cut back the rotted framing, reset the slab on a sloped sill with stainless fasteners, and re-flash the opening so runoff sheds away instead of into it.
  • Fiberglass finishes chalking on southwest-facing entries. Corralitos sits in a warm inland valley, and entries that take full afternoon sun with no porch overhang get brutalized. Smooth-Star and Fiber-Classic finishes chalk and fade faster here than on the coast, and weatherstrip hardens to the point where it tears. We replace seals with Therma-Tru OEM weatherstrip and advise on finish-appropriate protection where the exposure is worst.
  • Frames racking and doors binding on hillside parcels. A lot of Corralitos sits on sloped rural ground with older pier-and-post or minimal foundations. When the ground moves, the door frame moves with it, and a Therma-Tru slab that once latched clean starts binding at the top corner. We correct the rough opening, shim properly, and re-anchor the frame so the door stops fighting the hillside.
  • Chapter 7A ignition-resistant failures on WUI parcels. Much of Corralitos is in the Wildland-Urban Interface, and remodels or replacements that touch the door opening can trigger Chapter 7A review. Ember-resistant sweeps, weatherseal gaps, and unrated venting are the usual culprits. If the original door predates current ignition-resistant standards, we address the seal and sweep package as part of the replacement.
  • Storm-driven water sheeting off slopes into entries. On hillside lots, winter rain sheets down the slope above the house and channels straight into any entry that’s not properly flashed. We see this on cabins off Browns Valley Road and similar hillside roads. The door itself is often fine; the opening and drainage path are the problem. We rebuild the flashing and threshold detail so the water has somewhere to go that isn’t your subfloor.

Therma-Tru Service in Corralitos: What Local Conditions Mean for Your Equipment

A large share of Corralitos parcels are unincorporated WUI land where rural well and septic approvals can add months to a project timeline. That’s the reality most generic Therma-Tru pages never mention. If you’re swapping an entry door on a heavily sloped parcel along Browns Valley Road, and that swap changes the door opening, you may be looking at a Santa Cruz County permit that includes fire-hardening review before the door order even goes in. We sequence Therma-Tru replacements around the county approval process so you’re not paying for a slab that sits in the shop while the septic review clears. On the flip side, if the opening isn’t changing and the slab is being replaced like-for-like, the job can often move much faster. Do it right the first time or explain yourself twice: we’d rather spend an hour on the permit check than hand you a door you can’t legally install for six months.

Therma-Tru Models & Products We Service in Corralitos

We handle the full residential Therma-Tru lineup that shows up on Corralitos properties: Fiber-Classic entry doors, Smooth-Star fiberglass entry and patio doors, Classic-Craft American Style doors, and the Benchmark prehung entry line. For repairs, our approach is straightforward: we use Therma-Tru OEM slabs, hinges, sills, and weatherstrip where the door frame is sound and only the hardware or seal has failed. Where the OEM detail won’t survive Corralitos wet winters, we move to quality aftermarket sill pans and stainless fasteners that will. And if the frame, rough opening, or flashing is compromised, we tell you to replace rather than chase a repair that leaks again next storm. We also handle roof replacement and installation, and storm damage repair, which matters when a failed entry flashing has been quietly feeding water into your wall cavity.
