PGT Construction in San Francisco, CA | Timberline Contractors
We provide independent PGT window and door service across San Francisco, from WinGuard impact units in SoMa lofts to EnergyVue sliders in the Sunset. The thing that makes our PGT work here different is simple: nearly every job is a retrofit into pre-1940s wood framing that has settled, racked, or rotted behind the opening long before we touch the window itself. We are not affiliated with or authorized by PGT. We’re a general contractor that knows these units inside the frame, and we’ll tell you honestly when a rebuild makes sense or when replacement is the only call that will last. Call (866) 253-5808 for a free estimate.
Why San Francisco Residents Choose Us for PGT Service
Nelson Fung, our owner and our General Contractor in San Francisco, grew up watching his grandfather haggle over tile prices at hardware stalls in LA’s Chinatown. That early obsession with materials never left. At Timberline Contractors, we bring the same scrutiny to every PGT unit we install or repair across San Francisco. We’ve spent years working on Victorians, Edwardians, and converted industrial spaces where a modern PGT window has to drop into a rough opening that was hand-framed in 1908. We know which PGT lines hold up against fog-belt damp and which hardware wears first on a salty SoMa exposure. We source OEM PGT glass units, balances, rollers, and weatherstripping when the frame is sound. We use quality aftermarket equivalents only when OEM is discontinued or a lead time would stall your sealed job. And we carry the showroom to the project: GAF roofing, Cambria quartz, Therma-Tru entry doors, and PGT impact units all under one contract.

Common PGT Construction Problems We Solve in San Francisco
- Fogged and clouded insulated glass. The marine layer and fog-belt condensation here push moisture into vinyl frames and sill tracks, especially on north-facing elevations. We see failed IGU seals on PGT WinGuard and EnergyVue units all over the Richmond and Sunset. We replace the glass, not the whole window, when the frame still seals.
- Binding sashes and misaligned latches. Soft-story garages and hillside framing settle, and that racks the rough openings. PGT sashes start to bind, the lock points miss, and the unit stops sealing tightly. On a steep Noe Valley street we pulled fogged WinGuard vinyl single-hungs out of a four-story Edwardian whose rear addition sat over a soft-story garage. The rough openings had racked as the garage framing settled. We re-squared and shimmed the bucks, replaced the failed IGUs and sweeps, and confirmed tight seals before the winter rains hit that rear elevation.
- Rot at the wood buck and sub-sill. Dry-rot behind original openings transfers straight into the PGT frame interface. Winter rain wicks in, rots the rough sill and trim, and the window starts to sag. We repair the buck, flash it properly, then reset the unit.
- Hard-to-operate sliding doors. UV and salt air near the bay and in SoMa degrade weatherstripping, sweeps, and roller hardware on PGT sliders. The door gets drafty and stiff. We swap rollers and sweeps and get the panel gliding again without replacing the whole system.
- Drafty or leaking impact units after a soft-story retrofit. Once the garage level gets stiffened and the building shifts, PGT impact windows can lose their seal against the frame. We come back after the retrofit, reset the units, and make sure they drain and seal the way PGT intended.
PGT Service in San Francisco: What Local Conditions Mean for Your Equipment
Here is something a generic PGT page will never tell you. In the core San Francisco ZIPs, so many rowhouses are three or four stories over a soft-story garage. That means a PGT window swap on an upper floor often turns into shoring and sequencing work around the retrofit, the neighbor’s shared hillside cut, and the party-wall agreement before any unit is ever set. On a typical Bernal Heights lot or a PGT service in Noe Valley, the neighbor’s foundation is literally cut into the same hill as yours. If we excavate or shore our side without coordinating, the settling transfers across the property line and racks the other guy’s openings too. That reshapes the whole job. We plan the shoring first, sequence the PGT work around the retrofit, and set units only after the rough openings have been re-squared and the framing has stopped moving. A contractor who shows up with a window and a tube of caulk on a steep San Francisco street is not doing PGT work. He’s creating a leak you’ll find in January.
PGT Models & Products We Service in San Francisco
We install, repair, and re-glaze the PGT lines that actually show up in San Francisco homes. That includes the WinGuard Vinyl impact-resistant series, fixed and single-hung. We service the PGT Aluminum Series impact units, common in newer infill and condo work. The EnergyVue vinyl single-hung and slider lines show up in a lot of Sunset and Parkside remodels, and we see plenty of PGT sliding glass doors and French door systems in Marina and SoMa units. Our approach on parts is straightforward: OEM PGT glass packages, balances, rollers, and weatherstripping whenever the frame and hardware are worth saving. We turn to proven aftermarket equivalents when OEM is gone or backordered past your seal date. We tell you which is going on your unit and why.

AfterPGT Service Pricing in San Francisco
What you pay depends on what failed, what line you have, and whether the rough opening has racked. Replacing a fogged IGU costs less than re-squaring a settled buck and resetting the whole unit. A full window swap on a third-floor Victorian with shoring access costs more than a ground-floor slider rebuild. Here are the ranges we work with across San Francisco:
| Service | Typical Range |
|---|---|
| Window Replacement | $5,310 – $17,700 |
| Impact Window Installation | $9,440 – $29,500 |
| Roof Repair | $470 – $2,125 |
| Roof Replacement | $9,440 – $23,600 |
A free estimate from us includes a look at the frame, the rough opening, the flashing, and the drainage path, not just a tape measure on the sash. We give you written line-item pricing before any work starts. Call (866) 253-5808 to schedule yours.

FAQs – PGT Construction in San Francisco
No. Fogged glass means the insulated glass unit seal has failed, and in most cases the IGU can be replaced while keeping your existing PGT frame and hardware. We do that regularly on WinGuard and EnergyVue units across San Francisco. The frame gets checked for racking and rot at the same time. If the frame is still square and the sill drains, you save the cost of a full replacement. Call (866) 253-5808 and we’ll tell you which path applies to your unit.
Yes, it often does. When the garage level gets stiffened, the whole building shifts and settles. That racks rough openings, and PGT windows that sealed fine before the retrofit may start to bind, latch poorly, or leak. We recommend having us inspect and reset your PGT units after the structural work wraps. It is far cheaper to re-square and shim at that point than to replace warped sashes a year later.
In most cases, yes, but the value depends on the unit and the exposure. WinGuard impact units give you real storm protection and noise reduction, which matters on busy corridors and wind-driven west-facing elevations. The catch is installation. A Victorian rough opening was never square, and if the buck has dry-rot, the impact unit will not seal. We replace the buck, flash it correctly, and set the PGT unit so it actually performs. For a fog-belt north wall, an EnergyVue unit may make more sense than paying the impact premium.
The usual culprit in San Francisco is salt air and UV breaking down the weatherstripping and roller hardware, especially near the bay or in SoMa lofts with direct afternoon sun. Dust from constant fog-belt damp collects in the track and grinds the rollers down. We pull the panel, clean the track, replace the rollers and sweeps, and adjust the panel height so it glides again. If the frame itself has sagged, that is a different conversation. Call (866) 253-5808 and we can tell you which one you are looking at.
Yes. We cut out the rotted wood buck and sub-sill, replace it with properly flashed material, and reset the PGT frame into a square opening. This is one of the most common repairs we do on older San Francisco wood-frame homes, where decades of fog and winter rain have rotted the original wood behind the window. It is also the repair where skipping the flashing detail guarantees the rot comes back in two years. We do it right the first time or explain ourselves twice.

From Chinatown’s pre-1906 brick and wood rowhouse stock to Mission District flats over soft-story garages, each pocket of the city throws its own conditions at a window install. We also take calls from Hesperia and Cypress for PGT service in Mission District and PGT service in Buena Park on the same retrofit challenges.
