Why Chinatown Homeowners Choose Belgard Construction
Timberline Contractors provides Chinatown Belgard service for independent hardscape construction, repair, and installation, from paver patios and driveways to retaining and seating walls. We are not a Belgard dealer or authorized warranty agent. We are a general contractor whose crews have built and repaired enough Belgard systems in this neighborhood to know exactly how their pavers and wall blocks behave under local soil, moisture, and seismic conditions. If you have a Belgard patio that has settled, a wall that is starting to lean, or a driveway that ponds after rain, call us at (866) 253-5808 and we will tell you what is actually going on beneath the surface.
Why does that “beneath the surface” part matter so much in Chinatown? Because this is former marshland. Flat, low, and perpetually damp, with clay-heavy soils that expand when wet and shrink when dry. Any hardscape is only as good as its base, and around here, the base fails quietly long before the pavers on top show visible damage. Our value is not just installing Belgard products. It is preparing the ground, compacting the aggregate, and building the edge restraint system so the finished surface actually stays flat and functional for decades.
We also live with the reality of working in one of the densest commercial districts in the country. Chinatown jobs are rarely wide-open suburban lots. They are twelve-foot-wide storefronts, narrow side alleys, rooftop access through century-old stairwells, and active restaurants next door while you are cutting. We sequence our work around occupied businesses and we stage materials tight. You cannot park a skid steer on Broadway at lunchtime. You plan, you stage, and you execute in small, deliberate moves. That is the difference between a contractor who has worked here and one who is about to learn the hard way.
Nelson Fung, our owner and general contractor, grew up in this neighborhood. He spent Saturday mornings at Saigon Plaza while his grandfather argued over tile prices at the hardware stalls on Broadway. The habit of caring about materials started there. Today he runs Timberline Contractors with the same blunt, practical eye: do it right the first time or explain yourself twice. We would rather explain the base prep to you before we start than explain why the pavers moved afterward.
Why Trust Timberline Contractors for Your Belgard Construction?
Belgard manufactures strong, well-engineered pavers and wall blocks. But the product is only half the system. The other half is the contractor who prepares the ground, chooses the aggregate depth, installs the geogrid where required, and sets the edge restraint properly. We have torn apart enough failed Belgard installations in Chinatown to see the same patterns repeat: no geotextile over the clay subgrade, too little compacted aggregate, missing edge restraint, polymeric sand swept into joints that still had moisture beneath them. None of those failures came from a bad paver. Every single one came from bad preparation.
Our crews are trained specifically on Belgard’s installation standards for their paver and wall systems. We reference the manufacturer’s recommended base depths, slope allowances, and reinforcement schedules. When we rebuild a failed wall, we know where the geogrid layers belong in a Mega-Lafitt or Weston Stone installation. When we repair a settled Urbana driveway, we know exactly how far down to excavate on Mission District Belgard service levels of clay-heavy soils. This is not generic hardscape work with a brand label on top. It is brand-specific knowledge layered onto local soil knowledge.
We are also honest about limits. As an independent contractor, we are not an authorized Belgard service provider. We do not process Belgard warranty claims for them and we do not speak for their warranty department. What we do is install and repair their systems correctly. If you have a genuine Belgard manufacturing defect, we will help you document it and point you to the right channel. If your problem is installation-related, which most hardscape failures are, we will fix it properly and stand behind our own workmanship.

Common Belgard Construction Problems We Fix in Chinatown
- Efflorescence on Urbana and Catalina pavers. That white chalky residue is not a stain from the surface. It is mineral salts migrating up through the paver as moisture moves through it, then crystallizing on the surface when the water evaporates. Chinatown’s damp air and shallow water table keep moisture perpetually available underneath the pavers, so efflorescence is far more common here than in inland, drier parts of the San Gabriel Valley. It often shows up after a rainy stretch, and improper sealing makes it worse by trapping moisture inside.
- Base failure and paver settlement on driveways. When an Urbana paver driveway develops dips near the garage apron or along the wheel tracks, the pavers are not the problem. The base is. Chinatown’s clay subgrade expands when saturated and shrinks when dry. If the contractor skipped the geotextile separator or used too little compacted aggregate, the base pumps and shifts, and the pavers follow it down. Patching the surface without rebuilding the base guarantees the same dips return within a couple of rainy seasons.
- Wall block separation and bulging in Mega-Lafitt and Weston Stone. Retaining walls fail at the reinforcement points. Mega-Lafitt blocks are heavy, often used for taller walls, and they absolutely require proper geogrid placement and drainage behind the wall face. When a wall bulges or separates, it is usually because water built up behind it, or the geogrid was omitted or installed too short. We tear into Chinatown wall failures regularly and the cause is almost always hidden behind the face blocks.
- Color fading and surface pitting on older Belgard pavers. UV exposure in Southern California is relentless, and older Belgard pavers from production runs a decade or more ago show it more than newer units. Surface fading is cosmetic and generally not a structural concern. Pitting, however, happens when freeze-thaw cycles attack a paver that has absorbed moisture. Chinatown rarely gets hard freezes, but the low-lying, damp location means even a mild overnight freeze has enough moisture in the paver to cause micro-spalling. We can match replacement pavers from current production, though older colors may require a batch match.
- Polymeric sand washout between joints. Belgard recommends polymeric sand for paver joints, and for good reason: it locks the pavers together and resists weed growth. But if the sand was installed over a damp base or activated improperly, it washes out within a season. Once the joints open up, water gets under the pavers and accelerates base erosion. We re-sweep, re-sand, and re-activate with proper moisture control, but we always check the subsurface first. Joint washout is often the first visible symptom of a larger drainage problem.
Belgard Parts & Our Repair-vs-Replace Approach
For any Belgard repair, we use genuine Belgard pavers, wall blocks, caps, and their recommended polymeric sand and edge restraint products whenever possible. Keeping the system compatible is not about brand loyalty. It is about dimensional consistency, color formulation, and long-term performance. Aftermarket pavers from a different manufacturer may look similar on a showroom board but differ in thickness, joint geometry, or colorfastness, and the mismatch becomes obvious after six months of sun and foot traffic.
For repair work on existing installations, we match the existing Belgard profile from current production. If the profile is still in production, we order it. If it is an older or discontinued series, we will attempt to source matching units from salvage or from Belgard’s current catalog of compatible profiles. When a wall or patio has widespread base failure, we will not pretend a few replacement pavers will fix it. We will tell you straight whether a targeted repair is worth the spend or whether the base is compromised enough that a full rebuild is the cheaper decision over the next five years. Call (866) 253-5808 and we will give you an honest assessment based on what we actually find when we expose the base.
Our Belgard Service Process – Step by Step
- 1
Diagnosis and base inspection. We start by mapping the visible symptoms: settlement depth, cracking patterns, wall lean, drainage paths. Then we pull a few pavers or probe behind the wall blocks to see what the base and drainage layers actually look like. On Chinatown’s clay-heavy lots, we know where water travels and where it pools. That subsurface diagnosis drives everything downstream.
- 2
Repair or installation plan with written scope. We write out exactly what gets removed, what gets rebuilt, what materials we are using, and what the base depth and reinforcement schedule will be. No open-ended scopes. If geogrid is required for a Mega-Lafitt wall, it is in the plan. If a geotextile separator is required for an Urbana driveway, it is in the plan.
- 3
Excavation and subgrade preparation. We dig down to stable soil, remove organics, compact the subgrade, and lay the geotextile where the soil conditions call for it. For most Belgard paver applications in Chinatown, that means a minimum of 6 to 8 inches of compacted aggregate beneath the bedding layer, and more for driveways. We compact in lifts, because compaction in one thick lift does not actually compact.
- 4
Paving or wall construction with OEM materials. We install Belgard units to their profile’s spacing and pattern requirements, use Belgard-recommended edge restraints, and sweep polymeric sand into the joints with careful moisture activation. For retaining walls, drainage aggregate goes behind the wall before backfill, and geogrid layers get installed at the manufacturer’s specified vertical spacing.
- 5
Testing, drainage verification, and workmanship warranty. We run water across the finished surface to verify drainage and we check that edge restraints are locked. We walk the site with you and point out what we did and why. Our workmanship warranty covers the work we installed. If a problem shows up later and it is our installation, we will come back and make it right.

AfterBelgard Products We Service & Install in Chinatown
We install and service Belgard in San Francisco and the product lines most common in Southern California, including Urbana pavers, Catalina wall blocks, Weston Stone wall blocks, and Mega-Lafitt wall blocks. Urbana pavers are a frequent choice for patios and driveways because of their modular sizing and color range. Catalina and Weston Stone blocks show up in low garden walls and seating walls. Mega-Lafitt is the heavy-engineered option for taller retaining walls where reinforcement matters most. We do not stock every Belgard series, but we maintain quick access to the profiles our Chinatown clients use most, and we order unusual profiles as needed. If you are planning a new patio, driveway, or wall, we can source the right Belgard line for your project and install it on a properly prepared base.
We Also Service These Brands
While this page is about Belgard, Timberline Contractors is not a single-brand shop. We build across the full hardscape spectrum with Unilock and Techo-Bloc, and inside the home we work with KraftMaid cabinetry, Cambria and Silestone countertops, and Kohler plumbing fixtures. The common thread is installation quality. Belgard pavers on a bad base fail just as certainly as cheap pavers on a bad base. The brand matters, but the contractor matters just as much.
FAQs – Belgard Construction Service in Chinatown
Those white chalky stains are efflorescence, and they come from mineral salts in the soil and bedding layer migrating upward with moisture and crystallizing on the paver surface when the water evaporates. Chinatown sits on low, flat former marshland with a shallow water table and damp air, so moisture is constantly moving through the paving system. If you sealed the pavers before they fully dried, you likely trapped moisture inside and made the problem worse. We can clean and properly seal Belgard pavers to reduce recurrence, but the root moisture condition needs addressing first. Call (866) 253-5808 for an evaluation.
It depends on the wall series and the extent of the damage. If you have Catalina, Weston Stone, or Mega-Lafitt blocks and only a few units are damaged, we can often match the profile from current production or salvage and replace just the affected section. If the wall is bulging or separating, the problem is behind the blocks: water pressure, missing geogrid, or failed drainage. In that case, a patch job will fail again, and rebuilding the affected section properly is the honest fix. We will show you what we find behind the wall face before we recommend anything.
For a Belgard paver driveway in Chinatown, we typically excavate deep enough for at least 6 to 8 inches of compacted aggregate beneath the bedding sand, plus a geotextile separator against the clay subgrade. Chinatown’s clay-heavy soils expand and contract with moisture, and without that separator and adequate aggregate depth, the base pumps and the pavers settle into dips within a couple of rainy seasons. Any contractor who quotes a driveway on 3 or 4 inches of base is pricing a failure. The exact depth depends on the soil we find when we probe, but we never go under manufacturer minimums.
Sealing is optional, but in Chinatown’s damp, low-lying conditions, it serves a purpose beyond appearance. A quality sealer reduces moisture absorption, which cuts down on efflorescence and slows freeze-thaw pitting. The key is timing: the pavers must be fully dry before sealing, and the joints should already have polymeric sand installed and cured. Sealing over trapped moisture locks salts inside and makes efflorescence worse. We can recommend a sealing schedule based on your specific exposure, but we will never seal a brand-new installation before it has fully dried and settled.
In most cases, overlaying Belgard pavers on an existing concrete slab is possible if the slab is structurally sound, reasonably flat, and has no active cracking or heaving. The concrete acts as the base, and we install a setting bed and edge restraint system over it. The catch in Chinatown is the same as anywhere: if the existing slab is cracked and settling, the pavers will mirror those movements. We need to inspect the slab before recommending an overlay. If the concrete is too far gone, removing it and building a proper aggregate base is the better long-term investment. Call (866) 253-5808 for a free slab evaluation.
How much does Belgard construction cost in Chinatown?
| Service | Price Range |
|---|---|
| Paver Patio Installation | $3,500 – $11,000 |
| Paver Driveway Installation | $7,000 – $18,000 |
| Driveway Replacement | $5,000 – $14,000 |
Actual cost depends on square footage, site access, base conditions, and whether we are building new or removing existing surface. A compact Chinatown storefront patio with tight alley access costs differently than a full residential driveway rebuild. Estimates are always free, and we write the scope in plain language before any work starts. Call (866) 253-5808 for an exact quote.
