Abodu Construction in Lexington Hills, CA | Timberline Contractors
We handle independent Abodu construction and service across Lexington Hills, and the defining difference here is terrain. Steep, wooded lots, saturated hillside soils, and narrow mountain roads create installation and repair challenges that flat-land contractors never see. We know the Abodu prefab system inside and out, and we know what Lexington Hills ground actually does under one. For a straight answer on your project, call Nelson Fung and the Timberline crew at (866) 253-5808.

Why Lexington Hills Residents Choose Us for Abodu Service
Abodu builds good prefab ADUs. The assembly, though, is only as strong as what it sits on and how it’s tied into the hillside. That’s where we come in. Our crews have spent years working on redwood-forest parcels where the soil moves, water runs fast, and delivery trucks can’t always reach the foundation line. Nelson Fung grew up around building materials in Los Angeles and trained at LA Trade-Technical College before running projects across the LA basin, including Abodu service in Monte Sereno. He brought that grounding to the Santa Cruz Mountains, and he’s the guy our Lexington Hills clients call when an Abodu unit needs to hold its position on a slope for twenty years, not two.
We’re an independent Abodu service provider, which means we’re not bound to a manufacturer script. We source OEM components for the structural and weather-sealing elements that Abodu engineered, and we choose quality aftermarket parts for standard fixtures where they match or exceed spec. You get the right part for the right job, not whatever the catalog says. If you’re already looking at Abodu pricing, our Abodu sales & service page explains what goes into a proper installation budget.

Common Abodu Construction Problems We Solve in Lexington Hills
- Foundation settling on steep grades. Abodu’s pier-and-beam system shifts when hillside soils saturate. After Lexington Hills’ heavy winter rains, we see door misalignment and cracked interior finishes where the piers have moved even an inch. We re-level and reinforce the footings, usually with deeper piers and better drainage around each point.
- Roof flashing failures at the module seams. The redwood canopy drops needles, bark, and small branches constantly. Abodu’s low-slope roof design gets clogged drains and water pooling at the module joints. Once water finds the seam, it intrudes fast. We replace the flashing kits with OEM parts and clear the drainage path so the roof sheds water instead of holding it.
- Utility trench washouts. Connecting an Abodu to main services means trenching across a slope. If the drainage wasn’t engineered for storm volume, the trench erodes, the conduit gets exposed, and power or water goes down. We re-trench with proper slope protection, gravel bedding, and French drains where the grade demands it.
- Deck and stair connection gaps. The interface between the Abodu module and a site-built deck or stair set moves differently than either piece does alone. Differential movement shows up as gaps at the attachment points, especially after wet winters. We adjust the connections and weather-seal the transitions so the gap doesn’t become an entry point for water or rot.
- Delivery staging complications on narrow roads. The unit itself arrives fine. Getting it from the drop point to the foundation is the problem. Lexington Hills roads twist, climb, and dead-end without turnarounds. When an Abodu can’t make the final approach on a standard flatbed, we stage modules at a central spot and shuttle them in with smaller equipment, which takes coordination and adds days. We plan for that from the first site visit.
Abodu Service in Lexington Hills: What Local Conditions Mean for Your Equipment
Here’s the thing about Lexington Hills that generic Abodu brochures won’t tell you: the community sits in a small pocket of the Santa Cruz Mountains where winter storms drop intense rain on slopes that were already steep before anyone built a driveway. The roads off Idylwild Road and the surrounding ridge lines are narrow, winding, and often lack turnarounds big enough for a delivery truck. So the Abodu module that rolls off the factory floor in one piece still has to be staged at a central drop point, transferred to smaller equipment, and shuttled up the hill in sections or on a carefully planned route. Every foot of that shuttle adds time. Every turn adds risk. We’ve done enough of these to build the staging and delivery plan into the project schedule before the first foundation pin goes in. That’s the difference between a contractor who has actually built in Lexington Hills and one who’s just reading the Abodu spec sheet.
Abodu Models & Products We Service in Lexington Hills
We service the full Abodu lineup: the Abodu Studio, a one-level open-plan unit at about 420 square feet; the Abodu One, one bedroom at roughly 500 square feet; and the Abodu Two, a two-bedroom unit around 680 square feet. All three use the same pier-and-beam foundation approach, which means the slope work we do is consistent across the line. For critical structural and weather-sealing parts like roof membranes and flashing kits, we use OEM components so the unit performs the way Abodu intended. For standard interior fixtures and finishes, we’ll use quality aftermarket parts where they meet or beat the original spec. We keep the common OEM flashing and drainage components on hand so Lexington Hills repairs don’t wait on a parts truck from out of state, and we carry the same stock for Abodu repair in Cambrian Park.

FAQs – Abodu Construction in Lexington Hills
Yes, but it requires more site engineering than a flat lot in San Jose. The slope has to be evaluated for soil stability, drainage, and access before the piers go in. We’ve built Abodu units on some of the steepest parcels in Lexington Hills, and the key is getting the foundation plan right the first time.
We dig trenches with proper slope protection and backfill them with compacted gravel and drainage fabric. On grades where water runs hard, we’ll add a French drain parallel to the trench to move stormwater away from the conduit. The extra work costs a little more up front and saves a lot later. Call (866) 253-5808 if you’re planning a utility connection on a sloped lot.
Deeper piers, often reinforced with additional concrete and steel, set below the frost and saturation line. We don’t use shallow footings on Lexington Hills slopes. The pier spacing and depth get calculated from the soil report and the grade, not from a one-size-fits-all spec.
It does. Redwood needles and bark collect on the low-slope roof and block the drains. When the drains clog, water pools at the module seams and works into the flashing. Regular debris clearing and upgraded flashing at the seams are the two most effective things you can do to protect an Abodu roof under heavy canopy.
Plan for extra time, usually two to four weeks more than a flat-land build. The staging and shuttling of the module, the hillside foundation work, and the drainage engineering all add days. A Lexington Hills Abodu project that might take twelve weeks on paper often runs fourteen to sixteen in the field, similar to what we see with Abodu repair in Scotts Valley. We’d rather give you a realistic schedule than a happy one. Call (866) 253-5808 for a timeline based on your specific parcel.
